Carpet, built-up, super: which area is the price per sq ft really on?
Two projects can quote a similar ₹/sq ft and still give you very different floor space. Here's how to read the basis — and what to ask.
The single most useful question you can ask a builder is: “Is this price per sq ft on carpet area or super area?” The answer can change the real cost of a home by a fifth or more.
The three areas, in one line each
| Basis | What it includes |
|---|---|
| Carpet | The usable floor inside your walls — the space you can actually walk on and furnish. |
| Built-up | Carpet plus the thickness of the walls, and usually balconies. |
| Super built-up (“super”) | Built-up plus your share of lobbies, lifts, staircases, corridors and amenities. |
Under the Real Estate (Regulation and Development) Act, 2016, “carpet area” has a legal definition, and the carpet area of each unit appears in the project’s RERA filing. That is the number to anchor on.
Why the same rate can mean different homes
Suppose two projects both quote ₹15,000 per sq ft. If one quotes on carpet and the other on super area, and the super-area project’s carpet is around 70% of its super area, then its effective rate on carpet is about ₹21,400 per sq ft. Same headline, very different value.
Always ask for the carpet area of the exact unit in writing, then divide the all-in price by it.
What to ask on your next visit
- What is the carpet area of this unit, as filed with RERA?
- Is the quoted rate on carpet, built-up or super area?
- What is included in the price — parking, club membership, power backup, preferential location charges — and what is extra?
- What is the payment plan, and what is due on booking?
How we show it on this site
Every size on yugrealty.com carries its basis exactly as the builder publishes it. If the builder doesn’t label it, we say “unlabelled” rather than guess. Where we convert a RERA carpet figure from square metres, we say that too.
